A Home Condition Report (HCR) is an important part of the Home Information Pack commissioned on a voluntary basis.
The Report is designed to be an objective report on the condition of the property that can be relied upon by buyers, sellers and mortgage lenders. It describes the general condition of the property taking account of its age, character and location, it also contains an Energy Assessment (EPC) and any defects or other matters requiring attention.
Our licensed Home Inspectors visit the property collecting information on the physical condition of the home which sellers, buyers and lenders will be able to rely on legally as an accurate report.
How long will it take? It will take approximately one to two hours, depending on the size of the property.
What are the benefits? 30 percent of transactions fail between offer, acceptance and exchange of contracts and in over 40 percent of these cases, this is due to survey related problems. Upfront information could reduce this risk. Buyers can use the Report at the beginning of the home-buying process to minimise the possibility of being faced with unexpected repair bills and other surprises, and Lenders can use the Report to inform their valuations, reducing the need to repeat a detailed on-site inspection at the buyer's expense.
